How Dewberry Hideout collects, uses, and protects your personal information

In short. We collect only what we need to answer your booking inquiry and hold your dates — your name, email, the dates you selected, and anything you choose to tell us. We do not sell your personal information. We do not run advertising trackers. You can ask us to delete your information at any time by emailing [email protected].

This Privacy Policy describes how Duplex Dynasty LLC, a Texas limited liability company doing business as Dewberry Hideout ("Dewberry Hideout," "we," "us," or "our"), handles personal information collected through dewberryhideout.com and in the course of responding to booking and event inquiries.

Duplex Dynasty LLC is the entity responsible for the personal information described in this policy. "Dewberry Hideout" is a trade name, not a separate legal entity.

This policy applies to our website and inquiry forms. It does not apply to third-party websites we link to, which have their own privacy practices.

The free-text message field is optional and open-ended. Please do not enter sensitive information — such as government ID numbers, financial account numbers, or health information — into it. We do not ask for that information and do not need it to respond to you.

Like most websites, our hosting provider and analytics tools automatically receive limited technical information when you visit, including your IP address, browser type and version, device type, the pages you viewed, and the site or search engine that referred you.

We do not currently send marketing emails. If you joined our waitlist or Founding Member program, we will email you about the opening and about the benefits you signed up for. If we later begin sending promotional email, we will include an unsubscribe link in every message, as required by the federal CAN-SPAM Act.

§ 5Service Providers Who Process Your Data

We rely on a small number of third-party services to run this website and respond to inquiries. Each processes personal information on our behalf, under its own privacy policy:

We do not sell your personal information. We have not sold personal information in the preceding twelve months, and we do not share it for targeted advertising or use it for profiling in furtherance of decisions that produce legal or similarly significant effects.

§ 9Your Privacy Rights Under Texas Law

The Texas Data Privacy and Security Act (TDPSA) gives Texas residents the following rights regarding personal information:

A note on scope. The TDPSA's obligations apply to businesses meeting certain thresholds, and a small venue may fall below them. Regardless of whether we are legally required to, we will honor the requests described above for any Texas resident who asks. We would rather extend these rights than argue about whether they apply.

§ 10How to Make a Privacy Request

To protect your information, we will need to verify your identity before acting. Usually this means confirming your request from the email address you used to contact us. If we cannot verify you, we may decline the request and will explain why.

§ 11Cookies and Analytics

We use Google Analytics, loaded through Google Tag Manager, to understand how visitors find and use our site — which pages are viewed, how visitors arrive, and which pages lead to inquiries. This uses cookies and similar technologies.

We also record limited non-identifying events about how the booking calendar is used — for example, that dates were selected — so we can tell whether the booking flow is working.

We do not use advertising or retargeting pixels — there is no Meta Pixel, Google Ads remarketing tag, or similar tracker on this site as of the effective date below.

You can control cookies through your browser settings, and you can opt out of Google Analytics entirely using Google's browser opt-out add-on. Blocking cookies will not prevent you from browsing the site or submitting an inquiry.

Do Not Track and Global Privacy Control. Because we do not sell personal information or serve targeted advertising, there is no such activity for an opt-out signal to stop. If we ever introduce targeted advertising, we will honor a recognized opt-out preference signal and update this section.

§ 12Children's Privacy

Our website and services are intended for adults. Our cabins may only be booked by guests 21 or older, and we do not direct our site to children.

We do not knowingly collect personal information from anyone under 13, consistent with the federal Children's Online Privacy Protection Act (COPPA), and we do not knowingly process the personal data of a known child under 18 for targeted advertising or sale. If you believe a child has provided us personal information, email [email protected] and we will delete it promptly.

Children are of course welcome as guests at events when accompanied by a parent or guardian; this section concerns information collected through the website.

§ 13Visitors From Other States and Countries

We are a single venue in Dale, Texas, serving primarily guests traveling within Texas and the United States. We do not target residents of other countries.

If you contact us from California, Colorado, Virginia, Connecticut, Utah, or another state with a comprehensive privacy law, we will honor the access, correction, deletion, and opt-out rights described in §9 on the same terms, whether or not that law applies to us by its own thresholds.

If you contact us from outside the United States, including the European Economic Area or the United Kingdom, understand that your information will be transferred to and stored in the United States, where privacy laws differ from those in your country. By submitting an inquiry, you consent to that transfer.

§ 14Changes to This Policy

We may update this policy as our practices change — for example, when we add a payment processor before opening. When we do, we will revise the "last updated" date at the bottom of this page.

If we make a material change — such as beginning to sell personal information, adding advertising trackers, or using your information for a substantially new purpose — we will post prominent notice on this page and, where we have your email address and the change affects you, notify you directly.
